Down Payment Assistance Program For 1st-Time Home Buyers
Provincial
The Down Payment Assistance Program (DPAP) is designed to support Nova Scotians who are pre-qualified for an insured mortgage and looking to purchase their first home. Qualified individuals can apply for a loan amounting to up to five percent of the home’s purchase price.
These loans, provided through the DPAP, come with attractive features. They are interest-free and can be repaid over a 10-year period. It’s important to note that the loan must be utilized specifically for the down payment and cannot be used for financing, closing expenses, or other costs associated with the home purchase. The maximum loan available under this program is $25,000, providing eligible participants with valuable financial assistance as they take their first step toward homeownership.
This is a popular provincial program that has been used by multiple past clients of mine.

Other Valuable Info
Embarking on the journey to become a homeowner is undeniably thrilling, but it’s vital to acknowledge that it might not be the ideal decision for everyone. Prior to making this significant commitment, whether it’s purchasing a house or a condo, it’s essential to take into account all associated costs.
The Canada Mortgage and Housing Corporation (CMHC) advises that your monthly housing expenses should not exceed approximately 39% of your gross monthly income (pre-tax deductions). These expenses encompass your mortgage payments, property taxes, and heating costs.
In addition, it’s crucial to consider your overall monthly debt load, which should not surpass 44% of your gross monthly income. This incorporates your mortgage payments and any other debts you might have, such as loan or credit card payments.
By carefully evaluating these financial factors and calculating GDS/TDS, you can make a well-informed decision that aligns with your personal circumstances and ensures a sound financial future.
