A lot of people put off calling a Realtor because they think it means they’re committed to selling. Let me clear that up right away: it doesn’t.
The first time we talk, there is zero obligation. No contracts, no pressure, no sales pitch. Just an honest conversation about where you’re at, what you’re hoping to do, and whether now is the right time to make a move.

That is how I work. And I think you’ll appreciate it.
Here’s what the selling process actually looks like when you work with me.
Step 1: We Start With a Conversation, Not a Contract
Before anything else, we meet. It can be in person, over the phone, or on a video call. Whatever works for you.
This first conversation is educational. We talk about your goals, your timeline, and what the next steps might look like. Maybe you’re thinking about selling in three months. Maybe it’s more like a year. Maybe you’re not sure yet.
That’s completely fine. My job in this meeting is to give you clarity so you can make a good decision, not to push you into one.
By the end of our conversation, you’ll know exactly what selling your home in Halifax would look like and whether it makes sense for your situation right now.
Step 2: We Figure Out the Right Price
Pricing is where sellers can lose the most money, and it doesn’t always happen the way you’d expect.
Most people worry about underpricing. But overpricing is actually the bigger risk in the Halifax market. A home that sits too long starts to look stale. Buyers notice. They start wondering what’s wrong with it, even when nothing is.
I provide a detailed Comparative Market Analysis (CMA) for every listing I take on. A CMA looks at what similar homes in your area have recently sold for, what’s currently active on the market, and what the data tells us about buyer behaviour in your neighbourhood right now, whether that’s Bedford, Dartmouth, Clayton Park, or anywhere else in HRM.
The goal is to price your home where it attracts serious buyers quickly and creates competition, not to sit on the market hoping someone comes along willing to overpay.
That’s not a strategy. That’s wishful thinking.
Step 3: We Prepare Your Home to Sell
Here’s something I hear from sellers all the time: “I don’t want to spend a lot of money before I sell.”
I get it. And my advice won’t ask you to.
When we prepare your home for market, I look at it through the eyes of a buyer. I’ll walk through with you and point out the high-impact things worth addressing and the things that genuinely don’t matter. Not everything needs to be fixed. But some things, done right, can add real value without costing a fortune.
Think fresh paint in a neutral colour, decluttering, minor repairs that jump out during showings, and strategic staging that helps buyers picture themselves living there.
My listing investment also includes professional photography, marketing, signage, and staging support, approximately $1,000 per listing. That’s what I bring to every sale because presentation affects price.
Buyers in Halifax and across Nova Scotia have a lot of options. Your home needs to stand out for the right reasons.
Step 4: We List, Market, and Move
Once your home is ready, we go live on MLS and across every major platform buyers are using. I handle the showings, the feedback, the offers, and the negotiations.
You stay informed at every step. No guessing, no radio silence. I’ll tell you what’s working, what isn’t, and what we should do next.
And when offers come in, I’ll help you understand exactly what you’re looking at so you can make a decision you feel confident about.
